Located on a brownfield site in Toronto’s Port Lands area the project is comprised of 80,000 total square feet of parcel processing facilities and 11,000 square feet of support office area. The development concept was to create a state-of-the-art purpose-built facility for FedEx. The site and building assists the renewal and transformation of an important anchor point in the Waterfront Toronto Port Lands redevelopment plans.
The building’s visibility to the public realm, the brownfield site conditions, and the municipal sustainability requirements were all factored in to the final design and construction. The conditions of the brownfield site required the building’s slab system be poured on thousands of proprietary forms to create an airspace that could be safely vented away from building occupants.

The interface of the building with the public realm required design consideration along the entire street frontage. The transparent quality of overhead doors selected was intended to allow visibility and animation of the building activity to the public realm in evening hours.
The carefully considered rooftop equipment was placed in the centre of the building to reduce visibility from the street, as well as the design of high parapets and billboard like form at the office area entry eliminated sightlines from the public realm to unsightly rooftop equipment.
