The development comprised two buildings representing approximately 395,000 square feet in Mississauga, Ontario. The site was acquired, developed, and occupied solely for Flynn Canada Ltd.
The development concept was to acquire two industrial warehouses and retrofit them to house the office, manufacturing, and assembly requirements of Flynn Canada. The objective was to create a collaborative contemporary work environment which would meet the requirements of Flynn’s expanding business units and needs.
Originally built in the early 1970’s, the existing warehouse buildings were dilapidated and in need of new better performing envelopes, mechanical systems, and fenestration. The original warehouse, which was a windowless building, was converted into a bright, open, contemporary work environment.

The site is located directly under the main inbound and outbound flight path of Toronto’s Pearson International Airport. As a result, careful attention was paid to the design of the building envelope. Roof assemblies and exterior glazing systems were carefully detailed utilizing the expertise of Flynn’s own personnel. By mitigating the problems of aircraft and surrounding ambient noise with the appropriate building assemblies, the building also has the added benefit of an efficient thermal envelope.
While the project was developed specifically for the needs of Flynn Canada, the transformation has more than doubled the market lease and re-sale value of the properties. Furthermore, by redeveloping a brown field property Flynn was able to significantly reduce costs in comparison to equivalent green field developments.
From the initial concept to the final touches, GPA’s vision and attention to detail were unparalleled. Their innovative design solutions not only met the project’s functional requirements but also enhanced the overall aesthetic in ways we hadn’t imagined.
