Joshuas Creek

The project was completed in two phases for Carttera Private Equities. Each phase has three buildings for a total of six buildings representing approximately 240,000 square feet. The single storey flex office buildings were arranged in a configuration to maximize exposure to the highway on the south frontage for signage opportunity and the naturalized areas on the north edge of the site.

The relationship and placement of buildings on the site creates a pedestrian sense of scale throughout the development. The framed “courts” between buildings allow for parking opportunities, naturalized areas, and safe pedestrian circulation between various buildings.

The open and clean industrial look of the sound stages tell only part of the story as the spaces are meticulously designed, coordinated, and detailed to ensure all mechanical, structural, electrical, and acoustical systems are incorporated and perform to the level required for major television and film productions.

Expansive glass further enhances the long views from the buildings and maximizes opportunities for daylight deeper into the building floor plates. The building design is based on a series of varying vertical planes and colours of articulated metal panels. 

The complimenting vertical planes of wall and projections of glass helps identify unit entry points. The same vertical planes extend up above the roof to further create screening opportunities to conceal unsightly mechanical systems and equipment.
